Explanation of Lead and Deal Categories.

Abbreviations used: BMV (Below Market Value).

                              MV (The market value of properties actually sold or for sale in the area).

Criteria: All leads and deals must be BMV and the MV will have been checked by us in all cases.

Terms: The Terms and Conditions of sale for each lead and deal are individually published by links on each Lead or Deal. 

READY MADE DEALS:

Have been negotiated and agreed with the vendor and a signed Purchase Option agreement is in place. They have then been packaged up by our team and are no money down with all the costs including Bridging Loan covered and cash back is sometimes available.

DONE DEALS:

The price has been negotiated and agreed with the vendor. A signed agreement is in place. A small deposit is usually required although the legal costs may be covered.

QUALIFIED LEADS:

The vendor has been telephoned and the lead qualified. The lead may not have sufficient equity to be included in the above categories or maybe the vendor wishes to receive offers for some other reason. The vendor may also have it on with an estate agent and does not want to sign an exclusive agreement until the estate agents exclusive contract runs out or he/she wants to see if a better offer materialises in the meantime. These can often be converted to a deal after a period once the vendors realises that they are asking to high a price and decide to reduce it.

UNQUALIFIED LEADS:

 

The vendor has not been contacted by us. The contact details are guaranteed and will be refunded if not contactable as per our Terms and Conditions of Business.

CLEARANCE LEADS:

Maybe these leads have been on offer for some time and are reduced to clear or maybe they have insufficient equity or some other reason. However they may be of interest to someone who purchases in a particular location or looks for a specific type of property.

Lease Option Lead:

These vendors may not need to sell the house now as they may not need the cash immediately and do not want to take a lower BMV offer. They are agreeable to the house being rented out by an investor who agrees to pay an agreed price at a later date whilst covering the mortgage and costs in the meantime, subject to the signing an Option Agreement.

OVERSEAS LEADS AND DEALS: 

Property and land in any country outside the UK. These properties could be in any of the above categories dependant upon the quality of the lead, the equity in the property and are subject to the laws of the country that the property is situated in.
